TARACORP is a commercial real estate investment, development and brokerage firm specializing in land and residential development.

 

TARACORP was founded in 1995 to pursue the brokerage, sponsorship and development of residential land development projects in and around the Houston area. As an underwriter and sponsor of single-family residential development investments, TARACORP has been involved in the development of numerous single-family residential communities encompassing over 1,200 single-family lots. Additionally, TARACORP has sold over 3,300 residential lots and over 23,800 acres of land to residential builders, developers and investors.

 

TARACORP was named the Greater Houston Builders Association (GHBA) "Developer of the Year" for 2005.  In addition, the president of TARACORP is the Chairman of the Developers Council of GHBA and is a member of its Board of Directors.

 

TARACORP’s president was also the immediate past president of the Houston Real Estate Council, an industry advocacy organization created to address public policies and regulatory issues affecting the real estate investment and development community.  TARACORP’s president was also past president of the Houston/Gulf Coast Chapter of CCIM.

 

TARACORP maintains active memberships in the Houston Real Estate Council, the Greater Houston Builders Association, The Texas and Houston Association of Realtors, Urban Land Institute, Certified Commercial Investment Members (CCIM) Institute, and the Houston Realty Breakfast Club.

 

 

 

 

Due Diligence

 

 

TARACORP offers extensive due diligence services for property acquisition, supporting this effort with an on staff professional engineer (P.E.). Due diligence services is one of the strengths of TARACORP, where we perform an in-depth analysis of a project’s strengths and weaknesses, and determine the feasibility of a project from both a development as well as financial perspective. Extensive research is done in the areas of water, sewer and drainage availability and feasibility, wetlands and floodplain issues, review of title, regulatory constraints, engineering, land planning, lot product recommendations and determination of the appropriate builders for the target market.  

 

 

Financial Underwriting and Forecasting

 

 

Once we have performed our due diligence, the results are used to assess the financial feasibility of the project. This is an area where TARACORP really shines. With a CPA and CCIM on staff, our pro formas and projections are second to none in sophistication, accuracy and detail. This expertise in developing financial models and pro formas has been honed and refined over the past 25 years in the land development industry. Various levels of debt, equity and builder commitments are analyzed to determine the optimum financial structure of the project.

   

Financing

 

 

TARACORP maintains extensive relations with most of the Houston area lenders who make “A&D” loans (Acquisition & Development). Because TARACORP has a former real estate lender on staff, we know how lenders think and what it takes to get the best possible loan on the best possible terms. We can originate whatever credit facility is necessary to best capitalize the project. Want a non-recourse loan? – We can facilitate that. Want a loan based on LIBOR instead of Prime? – We can facilitate that as well. Looking for an equity investment? – We can facilitate that too.

 

 

Development Services

 

 

TARACORP enjoys an in-depth knowledge of the development process as well as an inside track on pending changes in the development and regulatory environment. No other development company has the representation on various committees and task forces that TARACORP possesses. Some of which include the Long Range Planning and Development Impacts Committees of the Houston Planning Commission, the Harris County Landscaping and Monumentation Task Force, the City of Houston Flood Plain Committee, Harris County Public Improvement District task force and the City of Houston’s Developer Participation Contract (DPC) program.

 

The Chairmanship of the GHBA Developers Council is invaluable in staying on top and at the forefront of the latest changes in the development industry.

 

TARACORP enjoys numerous personal relationships with members of the Houston City Council, Harris, Fort Bend and Montgomery County Commissioners, Harris, Fort Bend and the City of Houston’s Engineer and various Public Works and Planning Department personnel. Our president was previously the Chairman of the Government Affairs Committee of GHBA and is currently a Trustee of GHBA’s Home PAC.

   

Financial Accounting and Reporting

 

 

TARACORP offers complete accounting and financial reporting services, including preparation and submission of monthly bank draws and investor reports. We are firm believers that proper planning throughout the due diligence, underwriting, financing and accounting process is critical to developing an integrated, comprehensive reporting system.  We have developed a unique system that does just this, seamlessly integrating our pro formas, bank draw schedules and financial reporting system.  We utilize the same accounts and line items throughout the process to better facilitate the ability to monitor the project and compare the actual performance of the project to that which was projected.  We believe pro formas that reconcile to the bank draws that reconcile to the general ledger accounts are critical to maintaining integrity in the financial reporting process.  Our on staff CPA has developed this proprietary system over the past 25 years.
